Down payment assistance programs provide grants or low-cost second loans to help cover your down payment and closing costs, usually paired with an FHA or conventional first mortgage. Eligibility depends on your income, the purchase price, and sometimes the county or city you are buying in, so which programs you qualify for is a real conversation, not a guess.

I bring this up unprompted with almost every first-time buyer, because most people do not know these programs exist until somebody tells them.
Down payment assistance is not one program, it is a category. Some are grants that never need to be repaid. Some are low-interest or zero-interest second loans, sometimes forgivable after you live in the home long enough. Some are tied to your income relative to the area, some to the county, some to your job if you work in an eligible field like teaching or public safety.
Which ones you actually qualify for depends on specifics I cannot guess from a blog post, your income, your purchase price, and where you are buying. What I can do is check what is currently available and run the real numbers with you before you assume you either do or do not qualify.
